Real Estate Manager
Leads occupier engagements across leasing, renewals and portfolio work, and builds the full-term occupancy cost models every shortlist is based on.
What you will do
- Lead tenant representation engagements from requirement through to lease completion
- Challenge and test stated space requirements rather than accepting them
- Build total occupancy cost models across the full term including escalation, operating expenses and restoration
- Estimate restoration and make-good obligations at the outset of every engagement
- Rank shortlists on total cost and fit rather than on asking rent
- Decline any landlord or building owner instruction, and never act for both sides
- Disclose the fee basis, amount and payer in writing before engagement
- Advise renewing in place where that is the correct answer, despite the smaller fee
What we are looking for
- Four or more years in commercial real estate, ideally occupier side
- Strong financial modelling; this role is as analytical as it is relationship-driven
- Minnesota real estate licence, or eligibility to obtain one
- Willingness to recommend a client stays put
- Twin Cities market knowledge, including the skyway premium
Senior Advisor
Leads portfolio clients and complex negotiations, and owns relationships with multi-site occupiers.
What you will do
- Lead portfolio and multi-site engagements
- Own client and board relationships
- Negotiate complex lease and exit terms
- Mentor managers and review all cost models
What we are looking for
- Nine or more years in commercial real estate
- Portfolio and multi-site experience
- Strong negotiation record on occupier side
- Comfortable declining landlord work
Analyst
Builds occupancy cost models and market evidence behind every engagement.
What you will do
- Build full-term occupancy cost models
- Assemble market evidence and comparables
- Audit operating expense charges against leases
- Prepare client reports and shortlists
What we are looking for
- Two or more years in real estate analysis or finance
- Excellent spreadsheet discipline
- Attention to lease detail
- Licence funded if not held
Client Services Associate
Supports engagements through research, coordination and documentation.
What you will do
- Research available space and market evidence
- Coordinate tours and client schedules
- Maintain engagement records and lease abstracts
- Support cost modelling and reporting
What we are looking for
- Organised and detail-oriented
- Clear written communication
- Interest in commercial property
- Open to graduates; licence funded
